Tree Removals and Dead Trees
I Texas Grand Ranch Property Owners Association
Memo: Dead Trees
Date: 02/22/2024
Good Afternoon TGR Property Owners:
Your POA Board has seen and received various inquiries and comments through e-mail and social media about dead trees located throughout our community. Dead trees located in common areas are being handled by the POA through the process outlined in our governing documents – thanks to the efforts of the Infrastructure sub-committee.
In the last month, seven trees located in the circle drive were removed through this process. There are currently 35+ trees being handled in various locations throughout the community.
The process is as follows:
For POA Property:
POA hires out the removal of the trees directly using budgeted POA funds.
For Owner Property:
IMC communicates with Property Owners, via e-mail and USPS, that a dead tree is present and needs to be addressed due to imminent hazard to roadways and/or power lines.
Property owner is given a timeline to have the tree removed, as set forth in TGR’s governing documents (10 days).
After the 10-day grace period, the POA will remove the trees, with the charges for the removal forwarded to the property owner as set forth in TGR’s governing documents.
There have been calls for assistance with dead trees located on or near property lines which appear to be ready to fall on fences and/or property, potentially causing additional property damage. Property owners should work with each other, to the extent possible, to address and resolve any such issues. You can find neighbor contact data in the IMC Portal (portal.imcmanagement.net) or by going to the Walker County TAX CAD system (BIS Consulting Web App (bisclient.com)). Dead tree removal throughout TGR is an ongoing process with ongoing issues arising from pine beetles, drought, and other weather conditions. Taking down a large tree requires specialized equipment and training to avoid potential property damage and personal injury. Accordingly, the POA recommends that you seek the assistance of professional tree removal service providers in removing trees with a view towards avoiding accidents that have occurred previously. In the event you observe a situation involving a dead tree, feel free to contact the property owner, submit an IMC Work Request through the Portal, or email the POA directly at hoa.texasgrandranch@gmail.com.
The POA Board appreciates your assistance and patience as we address and resolve these issues.
Sincerely,
I Texas Grand Ranch Property Owners Association Board of Directors
